Are you ready for some no holds barred real estate delivered the way that only Ron Lyons can do it, sit

Alright guys, here I am again. That's right Ron Line, sitting right here in the hot seat, ready to bring you

real estate, unlike what you hear anywhere else. It's such a robotic business and I hate being robotic. So

we're gonna talk about real estate the right way, which is just like a couple of good friends hanging out

and being real. And we're gonna talk about Celina real Estate because Celina, Texas is where it's all at.

And there's this really interesting statistic out right now. Yep. Did you know that most real estate listings

are not listed by Celina real estate agents? We have people, agents doing listings from Maybank,

Colleyville, Van Alstyne, even as far away as Austin, Texas. Now, what in the heck is going on with all

that? Well, let's find out,

Ron Lyons (01:33):

Let's, right? I am so curious as to why there are so many out of Celina agents representing the properties

that are for sale in Celina. And I'm the kind of guy that has to know the why behind the what. And so I

drive around town, I see all of these signs in the yards, and I see these agents' names. I'm like, I don't

know that person. And in a town like Saini, you should pretty much know everyone in the real estate

game. Although that might be kind of impossible because there are so many real estate agents. But

nonetheless, I saw the, the what, all of the different names. And then that inspired the why, because I

believe if you can figure out the why, then you'll have a better understanding of the what. So I went and

did some data, some research, gathered data, I should say. I went on the MLS and I put in a search for

homes currently for selling Celina, Texas, older than two years old because I didn't want any new

construction stuff that would, you know, kind of muddy the water a little bit. And I wanted everything

between, I believe 300001.5 million to give me an idea. Pulled up about 149 listings

Ron Lyons (03:04):

And of 149 listings. 19 1 9 19, 19 19. How do you say that word? 19. I think I might have been saying 19

my whole life. I just realized that it's 19 <laugh>. I've got that, uh, I've got that country accent that makes

everything I say sound different. Maybe we'll get into that sometime and talk about that country accent. I,

I try real hard to keep it under control on this show because it's not gonna be that professional when I'm

sitting here talking about going down to McDonald's instead of McDonald's and stuff like that. But I

digress. 19 homes that have actual Celina based agents or brokers representing them, 40 of those homes,

40 of the 149. So more than double the Celina have Frisco agents on them. So it's, it's completely accurate

to say that Frisco agents are selling Celina properties, but it gets worse. There are 10 Plano agents right

now that have listings in Celina. Think about that. A Plano agent. Not impossible. I mean, I'm a Celina

agent and I could sell a home in Plano, but I am not the best person to do that. I don't know Plano like I

know Celina, but 10 agents from Plano, Texas have listings

In Celina. Guess how many out of Dallas?

So again, there are more Dallas, Texas real estate agents with listings in our town in Celina, Texas than

there are Celina agents. How in the ever living heck

Ron Lyons (05:24):

You think an agent in Dallas, Texas who deals with things like Royal Lane and University Park and

places like that, is gonna be able to come up here and deal with your property in downtown Celina or out

on county road 1 0 6 or whatever, there's nine from McKinney. Nine McKinney agents

Celina listings and five from Prosper. Now, I would expect Prosper to maybe have quite a bit, but just

five from Prosper. Now you wanna talk about something that's really interesting? Let's talk about how far

some of these agents have listings, how far away they are that have listings in Celina, Texas.

A Sherman agent. Pilot Point has six agents with listings in Celina. Pilot Point Allen has two. Here's a

crazy one. Fort Worth, Texas has two agents with listings in Celina right now. Fort Worth. Let me just tell

you right now, I'm, I'm not selling anything in Fort Worth. If you think I'm the right person to sell your

property in Fort Worth, oh my goodness, you're in for a surprise. Sure, I understand the paperwork, sure, I

know how to put a sign in the yard. I know how to do open analysis. I even know how to do marketing

better than 99% of the agents out there. But am I your guy for a Fort Worth listing? Not on your life.

Ron Lyons (07:24):

People always ask me like, what do you specialize in? What makes you different than all the other real

estate agents out there? And I always say, well, for one thing, I got this, uh, little radio show. But no,

that's, that's not really the big difference. The big difference is I have an extensive history in law

enforcement, tons of experience in real estate, then I became a cop and then I came back to real estate.

And the thing that I gained through all of that process is the ability to negotiate and to command these

different transactions. There's a thing in law enforcement called command presence, and I have that so

much that I actually used to teach that as a class. And that is my little secret tool that I have that no other

real estate agent has. I don't mind conflict, I don't mind going toe to toe. I don't mind bringing my a game

every single time to get the deal that my clients deserve. So if you want that kind of agent in your corner,

I I don't think you wanna be on the other side of that kind of an agent. If you want me on your side,

Uh, as I said earlier, the fact that we have three agents, three in Austin, Texas with listings in Celina,

Texas, it literally just blows my mind. I I literally don't have words for that. I don't even know what to

say. I I couldn't do Fort Worth. I you wouldn't want me for something like Richardson or Carrollton or

something like that. I can't even fathom asking me to sell your property in Austin, Texas. Celina is such a

unique city. You really need to live here and understand the city. You need to know, as the, the kids like

to say today, the vibe. You need to know where to go to shop. You need to know what people do for fun.

You need to know how traffic works. You need to know all about the schools. You need to know who's

running the city, what kind of leadership we have. You need to know so much. And I just cannot imagine

that there are three agents in Austin, Texas that know Celina, Texas. Uh, they probably know statistically

well it's located here and they give you that kind of packaged up nonsense about it's, well, it's located on

Preston Road and the Dallas North Tollway, two of the most major thoroughfares in north Texas get you

right into and out of Dallas.

Ron Lyons (10:35):

Well, that's a lot of great statistics and stuff, but that doesn't tell you anything about Bobcat pride, what

we have going on here, what makes this city so amazing? What makes the city so incredible? So now we

have to think about why the case is as it is. Like why are there 130 listings that decided to go outside of

Celina City limits and hire an agent or a broker from a different city? Why? Like why does that happen?

And I have a few ideas and I'd love to bounce them off of you and then let you tell me what you think the

situation is. Now, there's three reasons that I have in mind and one is that

Ron Lyons (11:35):

This Celina agents, and I'm gonna, you know, for fear of being offensive, which doesn't usually slow me

down much, but you have to understand, I've gotta put this disclaimer on the statement I'm about to make.

I'm not trying to offend anyone. And there are people out there who are very prideful, especially in real

estate, that are gonna get their feelings hurt and they're gonna say, oh, you just hate other real estate

agents. No, I don't. Not at all quite the opposite. I do think that we're not always the best at what we do,

but I want to talk about the fact that maybe agents within the city of Celina don't have as broad of a

market reach, at least in the eyes of a home seller. Okay? Many homes in Salon may be listed by agents

from nearby cities, specifically Frisco and Plano and McKinney, because people who are thinking about

selling their homes think that agents in those cities have more reach than some small time agent in Celina,

Texas. So they think, you know what, so and so who I see splattered all over splattered, how about

splashed? That sounds better, splashed all over all of these magazines and all of these Facebook ads and

stuff like that down in Frisco. Well, he or she

Ron Lyons (13:13):

Must be really, really good because I see 'em all the time. And I don't see the same thing for Soel agents.

Therefore they probably have broader reach. And it's not impossible to think that many potential home

buyers could be coming from Frisco or Plano, maybe Prosper. So maybe that accounts for some of the

reason that 130 listings are outside of the Celina City limits. Like that's a lot. It's a whole lot. So they

think they being potential sellers who live in Celina think that the hometown agents, the real estate agents

and the brokers here must not have as much reach. You're not going to get the same benefit that you'd get

from an agent in Frisco who's clearly well known down there.

Ron Lyons (14:22):

Okay, maybe certainly not impossible. Another reason that I think that's plausible is that all of your larger

real estate companies are typically based everywhere else besides Celina, Texas. Now we do have an

office or two here that are branches of the bigger names, but they're not like in Frisco and Plano and

Dallas, in some of these other cities where there's multiple branches under one franchise, there's multiple

places that you can go. There may be Coldwell Banker, Southside, Coldwell Banker, north Coldwell

Banker this or Coldwell Banker that you come to Celina and you're like, there's no Coldwell Banker, it's

not here. And like I said, we do have one or two,

Ron Lyons (15:26):

That doesn't really, really seem like the main reason, at least not to me. And I'm still getting to that. But

again, it's plausible. We don't have the big agencies here, so you're gonna go find them and where are

they? They're in all of these other cities.

Ron Lyons (15:53):

There's my thought on my second thought on why maybe 130 of these listings decided to go outside of

Celina City limits. And now the third and probably the most offensive, if you are a Celina real estate

agent and you're already getting beat up, you're like, Hey, you know what? I'm already not getting the

deals. I mean, your whole show is about the fact that people are going outside of Celina to find agents to

help sell their homes. And now you're gonna beat up on me too. Well, yeah, kind of just a little bit.

Ron Lyons (16:39):

People

Are always asking like the number one question is, is this a good time to sell or not? What's the real estate

market like? And up until now, up until, gosh, just in the last weeks, three, four weeks, it's been a terrible

market for trying to sell. That didn't mean you couldn't sell, it just meant you had to be very, very patient

and extremely intelligent in how you went about it. But guess what? Things have changed. We have a

new president, a new administration coming in who has already proven in the past that they will create a

really strong and solid market as far as real estate is concerned. So we're on the edge, we're on the cusp of

being able to potentially have an amazing market again. And we're not exactly there yet. Consumer

confidence is coming up and already things are changing a lot in real estate. Like we're seeing homes sell

that have been sitting on the market for a long time, but we're not exactly there yet. So what if you're in

the situation where you believe you want to sell, you definitely want to sell so that you can cash in on

what's left of this buyer's market,

Ron Lyons (18:03):

But you still have to, you have to sell yours to buy a new one, right? So it creates this really complex

problem. And here's the good news, it's not complex to me. I literally have solutions to that problem. And

I can help you be able to buy right now in this still buyer's market and hold off for a little bit to sell until

the time that it becomes a fantastic seller's market. Again, I have a solution, but you're gonna have to

gimme a call and we're gonna have to sit down and talk and explain all of the details to this. It's not

Other reason that some portion of 130 families, people, individuals, whatever it is, decided to go outside

of Celina City limits to hire a broker or an agent represent their Celina property is because they think that

Celina agents are not awesome. Just let that sink in a little bit. They probably believe that Celina real

estate agents are small town backwoods hillbillies that are incapable of handling properties right here in

our own city. And that's extremely disappointing and that's very, very offensive to me. Now, I've done

real estate in Dallas, I've done University Park, I've done Highland Park, I've done Lower Greenville, I've

done uptown, I've done the M Streets, I've done a ton in Frisco, in Plano, in all of these other cities and

ultimately found my way to Celina, or should I say back to Celina because I've been here since 93 in and

around Celina. So give me a break. If you're one of the people who thinks that all of these agents here in

Celina are backwoods, hodunk, hillbillies and can't do this work, I have run with the best of them in those

bigger cities. And I choose to be here because it's an amazing city with tons of opportunity.

Ron Lyons (20:55):

And the truth is, I literally, and this is gonna sound like I'm bragging, but again, I'm always gonna be

honest with you guys, I'm gonna tell you how I feel no matter how it sounds, good, bad or indifferent. I

never have difficulty handling these agents from these other cities

Ron Lyons (21:17):

Because

Here's what happens. These real estate agents and these other cities get really good at marketing. They get

really good at something like social media

Ron Lyons (21:31):

And they learn these little tips and tricks and then apply them to their listings and they leverage that. And

it's, it's really a dirty, dirty game. And let me give you an idea of what I'm talking about. 'cause I kind of

mentioned two things right there. One is the social media game. Almost anybody can get good at social

media and make yourself look like an absolute angel when it comes to anything. You can change the way

you look. You can make it seem like you've got this incredible life. You can, if you're an agent or

something like that, you can make it look like you're the faux chisel, if you know what I mean, okay?

Like you're the one, yeah, social media, you can manipulate that. You can create an image for yourself

that isn't always true. And I'm not saying in every single case, there are sometimes people who are out

there that are just dominating without any doubt. I'm not talking about those. I'm talking about the

majority. So there's one thing, and the second thing is that these people, these agents learn these little

tricks like they'll get on occasion, you get someone in the neighborhood who is desperate to sell.

Ron Lyons (22:50):

And so you list the home for less than market. You go into the deal knowing that you're not out there

actually trying to achieve top dollar for your client. They don't even want that. They want the thing

moved quick. They want out from under for whatever reason. Sometimes divorce, sometimes a change of

life plans, whatever. And so when you find one like that, if you're one of these agents, and I'm not one,

but if you are, you list it, it goes fast because it's well under market. And then you go to saturation mailing

that neighborhood and all around that area with these postcards that say listed and sold in three days or

four days or whatever. But what they're doing is only telling half the story. They're not telling you that

they didn't get anywhere near real market for that home. They don't tell you that it was a desperate

situation. And that literally any agent or a frog from the pond behind the the house could have done the

exact same thing. They don't tell you that. And so these people in these other cities, these agents I should

say, kind of have become really good in many cases at manipulating and leveraging things. And so they

look really big and they look very, very, uh, effective in these other cities. And so if you're interested in

selling your house in Celina, you do your research, you Google search things, and guess what? Most of

the agents that come up are gonna be in Frisco or Plano or Dallas, maybe McKinney.

Ron Lyons (24:39):

You're gonna do a little research and you're gonna see examples of what I'm talking about. You're going

to be seeing people who are agents who have become masters and making themselves look good on social

media. And that is what they focus most of their time and effort on is learning social media. I've seen

agents come into the business and be in it for less than a year, and they literally go out there and look like

they are superstars. And you get to know them or you get into a negotiation with them and they're literally

like, they fall apart like a Doritos chip on the floor. It's just, it's shocking. It's really, really, really sad.

And I think, wow, you look so good and you've got so many people fooled thinking that you're this

amazing agent. And the reality is, when it comes time to actually do the deal, you're function less. I, I

mean, you know how to do the paperwork, you know how to file the actual paperwork. And that's like

real estate 1 0 1. Everybody learns that, but when it comes to the art of the deal, you got nothing. And so

these potential home sellers in Celina kind of fall prey to some of this marketing and leveraging that goes

on some of these other cities. And so they're like, yeah, that is who I want to use. This person who sold a

home in just three days, or this other person who looks like they literally control Frisco, I need them up

here because we don't have anything but backwoods hillbillies up here selling houses.

Ron Lyons (26:19):

So there's what I think might be an awful lot of it. So somewhere between those three possibilities lies the

truth.

Celina that are represented by agents from Austin, Texas. How do we have six in Irving? How do we

have four agents from Richardson? We even have one in Maybank, one in Colleyville, <laugh>. I mean,

they're literally all over. Flower Mound makes a decent showing. They've got four agents with listings

here, grapevine, Fort Worth, Allen, pilot Point, like I said, unbelievable. Celina, we show up with 19 of

149. So something's off. And I'll be glad for the day when the opinion shifts and folks who literally live

here in Celina can feel confident in the agents that are here and may take some time. I'm not sure. And

and I'll say this too, let's just be real, real clear. There are agents in Celina that are not amazing and you

know nothing against them personally, but they've never been out of Solana. They've never experienced

anything in the bigger cities. They don't. They haven't been where I've been. They've not done Dallas

University Park, Highland Park, lower Greenville, M Street's uptown. They probably never even done

Plano or Frisco. So I know that does exist.

Ron Lyons (28:18):

But right now we've got a status in Celina where the majority of our listings are represented by agents

from outside of our amazing city. And it's disappointing, but it's understandable on so many different

levels. So here's what I would tell you to do. Check out the agents here in Celina. If you've got a property

here, find someone like me who has tons of experience here, who's been here for over 30 years and who

knows nearly every single detail about this city, including how the city's building out, what the city's

projections are, what their overlays look like, how each department within the city is operating and what

their opinions are on things right now.
